What Is 7/12 Utara?

The name “7/12” comes from the register numbers in the old village land records system. Register 7 (Hak Patrika) records ownership and rights. Register 12 (Lagwad Patrika) records cultivation details. The 7/12 Utara is an extract that combines both — giving a complete picture of any agricultural plot.

It is maintained by the Talathi (village revenue officer), who is the lowest-level Revenue Department official and the custodian of village land records.

What is a gat number (survey number)?
A gat number (also called survey number or plot number) is a unique identifier assigned to every piece of agricultural land in Maharashtra during the land survey. It is used to locate and identify a specific plot in the village land register. When searching for your 7/12 online, you will need either the gat number or the owner's name.
My 7/12 shows my grandfather's name — how do I update it to mine?
You need to apply for a Mutation (फेरफार / Ferfar) at your local Talathi office. If you inherited the land, submit a death certificate of the deceased, a legal heir certificate, and your Aadhaar card. The Talathi will issue a notice with a 30-day objection period. If no one objects, the 7/12 is updated. The process takes 30–60 days.
Can I use 7/12 as proof of agricultural income?
Yes. The 7/12 Utara is the primary document used by the Talathi to estimate agricultural income when issuing an Income Certificate for farmers. What is the difference between 7/12 Utara and 8A?
Both are revenue records, but they show different things. 7/12 Utara (combining Register 7 and Register 12) shows ownership details AND cultivation details — the complete picture of a plot. 8A (also called Khate Utara) shows only the khata (account) details — a summary of all land held by one person or household, with total area. 8A does not show cultivation or encumbrance details.
Does every state in India have a 7/12 Utara?
No. The 7/12 Utara is specific to Maharashtra. Other states have similar revenue records under different names — for example, Khatauni in Uttar Pradesh, RTC (Record of Rights, Tenancy and Crops) in Karnataka, and Patta in Tamil Nadu. The concept is the same but the format and name differ.
