In Simple Words: Name errors on 7/12 Utara are very common in Maharashtra — they happened when old paper records were manually entered, and small spelling mistakes crept in. Fixing a name on 7/12 is called Mutation or Ferfar (फेरफार). You apply at the Talathi office, submit your correct name proof documents, and wait 30 days for any objections. If no one objects, the Talathi records the correction. The process is free or costs a small fee, but takes at least 30 days because the notice period is mandatory under law.

⚠️ Most Common Mistake: Many people assume the Ferfar (mutation) happens automatically after a property purchase is registered. It does NOT. After your sale deed is registered at the Sub-Registrar's office, you must separately apply for mutation at the Talathi office to update the 7/12 in your name. Not doing this leaves the previous owner's name on the 7/12, which can cause serious problems for loans and future sales.

Why Name Corrections Are Necessary

The 7/12 Utara is your primary land identity document. If the name on it does not match your Aadhaar, PAN card, or sale deed, you will face problems when:

Getting the correction done proactively saves you from rejections later.

Step-by-Step Process

Step 1 — Prepare Your Application

Write a simple application in Marathi or English addressed to the Talathi:

“To, The Talathi, [Village name] — I request correction of my name on Survey No. [X] from [Wrong Name] to [Correct Name] as per the attached documents. [Your name, date, signature].”

Step 2 — Visit the Talathi Office

Go to the Talathi office for your village. Bring all original documents plus photocopies. Submit the application and documents.

Ask for an acknowledgement receipt with a date and the Talathi’s seal — this is your proof of submission.

Step 3 — Talathi Issues Public Notice

The Talathi is required by law to issue a public notice (सार्वजनिक सूचना) for any mutation. This notice is posted:

The notice period is 30 days. During this time, anyone who has an objection to the name change can come forward.

Step 4 — Objection Period (30 Days)

If someone objects, the Talathi hears both sides and records the dispute. An objected case goes to the Tehsildar for decision.

If no one objects, the process moves to the final step automatically after 30 days.

Step 5 — Final Entry and Updated 7/12

After the 30-day period with no objections, the Talathi records the correction in the register and issues an updated 7/12 with the correct name. You can also download the updated 7/12 from MahaBhumi portal a few days after this.

  4. Track application status online

Even with online submission, expect a follow-up visit to the Talathi for document verification.

Common Questions

How do I update the 7/12 after inheriting land from a deceased parent?
You need to apply for a Succession Mutation (वारस फेरफार) at the Talathi office. Submit: death certificate of the deceased, legal heir certificate (issued by Talathi or court), all heirs' Aadhaar cards, and the existing 7/12 copy. If there are multiple legal heirs, all must agree or the mutation will reflect all their names. The Talathi issues a 30-day public notice before finalising the change.
Can I correct a deceased person's wrong name on 7/12?
Yes. If the previous owner's name was recorded incorrectly in the revenue records, you can apply for a correction even after their death. Submit the old documents showing the correct name (school leaving certificate, PAN, Aadhaar of the deceased), the current 7/12, and a written application. The process is similar to a regular name correction — 30-day notice period applies.
What if the Talathi refuses to process my name correction application?
If the Talathi refuses or ignores your application, escalate to the Circle Officer (Mantldar / Circle Inspector) first. If still unresolved, file a written complaint with the Tehsildar (Tehsil office). You can also submit a grievance through the Aaple Sarkar portal or the Revenue Department's online grievance system. Keep copies of all documents you submitted.
What is the difference between a name correction mutation and a transfer mutation?
A name correction mutation (दुरुस्ती फेरफार) fixes a spelling or recording error in an existing owner's name — no ownership change happens. A transfer mutation (हस्तांतरण फेरफार) changes the name because ownership actually changed — through sale, gift, or inheritance. Both go through the same Ferfar process but require different documents.
Can I do the mutation process online?
Online mutation applications are available in select districts through bhulekh.mahabhumi.gov.in and the Aaple Sarkar portal. However, physical document verification is still usually required. Check if your district has enabled the online application feature. Even with online application, you will need to visit the Talathi office at some point to submit original documents.
My name spelling in 7/12 is different from Aadhaar and PAN — which one should I correct?
Ideally, all documents should match. In practice, first correct your 7/12 to match your Aadhaar and PAN (which are now considered primary identity documents). Submit your Aadhaar and PAN as proof of your correct name. The Talathi will update the 7/12 to match. Keep both the old and new 7/12 copies for records.
