In Simple Words: Getting your 7/12 Utara online is completely free and takes about 5 minutes. The Maharashtra government’s MahaBhumi portal (bhulekh.mahabhumi.gov.in) lets anyone search and download a digitally signed 7/12 — called an e-Satbara — without creating an account. This e-Satbara is legally valid and accepted everywhere. You only need your district, taluka, village name, and either the survey number or the owner’s name.

⚠️ Most Common Mistake: People often download a plain screen capture of the 7/12 instead of the official e-Satbara. The plain printout may be rejected by banks and government offices. Always look for the "e-Satbara" or "Digitally Signed Document" download option — it has a QR code and is the legally accepted version.

What You Need Before You Start

Step-by-Step: How to Get 7/12 Utara from MahaBhumi Portal

Step 1 — Go to the MahaBhumi Portal

The home page shows a map of Maharashtra divided into six revenue divisions.

After selecting the division, you will see dropdown menus:

  1. Select your District from the list
  2. Select your Taluka
  3. Select your Village (the list will populate based on your taluka)

Tip: If you are not sure which taluka your village falls under, check on Google Maps or ask at the nearest gram panchayat office.

Common Questions

Do I need to create an account or login to download 7/12 online?
No. The MahaBhumi portal (bhulekh.mahabhumi.gov.in) is completely open to the public. You can search for and download any 7/12 Utara without registering or logging in. It is a public record and anyone can access it.
Is the e-Satbara downloaded from MahaBhumi portal legally valid?
Yes. The e-Satbara carries a government digital signature and a QR code that can be scanned to verify authenticity. It is accepted by banks, courts, government offices, universities, and all revenue authorities across Maharashtra. You do not need a Talathi stamp on the online copy.
What if I get a 'No Record Found' error when searching by survey number?
This can happen for three reasons: (1) The survey number may have changed after re-survey — try the old and new numbers. (2) You may have selected the wrong village — double-check the taluka and village name. (3) The land records for that village may not yet be digitised — visit your Talathi office in that case.
Can I search for 7/12 using the owner's name instead of survey number?
Yes. On the MahaBhumi portal, after selecting your division, district, taluka, and village, you can search by Survey Number, First Name + Last Name, or First Name + Father's/Husband's Name. Name-based searches are useful when you do not know the exact survey number.
How often is the MahaBhumi data updated?
The MahaBhumi portal is connected to the taluka-level Revenue Department system. Updates (mutations, new entries, encumbrances) are reflected after they are processed by the Talathi and approved. In practice, there can be a lag of a few days to weeks between a real-world change and it appearing online.
What is the difference between e-Satbara and a regular 7/12 printout?
An e-Satbara is a digitally signed version of the 7/12 with a unique QR code and a government digital signature certificate. A regular printout from the portal is just a copy without the signature layer. For most official submissions, you should specifically request and download the e-Satbara (look for the 'e-Satbara' or 'Digital Signed' option on the portal), not just a plain screen capture or print.
